Foundations in Huntsville
Most foundation problems in Huntsville come down to water and soil: how much rain falls, where it goes, and what the ground underneath is made of. In north Alabama, the ground sometimes includes limestone that dissolves over time.
Limestone, caves and sinkholes
The Geological Survey of Alabama says many areas of the state, particularly north Alabama, are underlain by carbonate rock such as limestone that can dissolve and form caves and sinkholes. The Encyclopedia of Alabama counts the Tennessee River Valley among the state's main cave regions; Huntsville's own Shelta Cave once hosted underground boating parties. The Geological Survey lists triggers for sinkholes that include drainage problems, excessive rainfall, a falling water table and heavy construction.
Most settlement cracks have ordinary causes, but if your home shows sudden or fast-growing cracks, or a depression is forming in the yard, tell any contractor you call, and ask whether a geotechnical engineer should look at it before repair work is designed.
Rain and drainage
NOAA's engineering weather data for the Huntsville airport station lists a 100-year rainfall rate of 3.5 inches per hour. Rain that pours off a roof and collects beside a foundation softens the soil and can wash fine material into cracks in the rock below. Before paying for structural repairs, check the basics: gutters that overflow, downspouts that empty against the house, and grading that slopes toward it. A good contractor will look at drainage first and tell you if fixing it might be enough.
Crawlspaces and slabs
Many Huntsville houses sit on crawlspaces. Sagging floors often come from piers, beams or moisture in the crawlspace rather than the foundation walls. Slab homes can show cracks in tile, doors that stick and gaps at baseboards. Ask the contractor to explain what they think is moving, why, and how they'll measure it, with a written elevation survey if possible.
Repair methods
Piers can be driven or drilled to deeper, more stable soil or rock; crawlspace supports can be added or replaced; drainage can be rebuilt. Ask why the contractor chose their method, how deep the piers will go and what they'll bear on, and what the warranty covers and whether it transfers when you sell.
Alabama's license rule
In Alabama, repairing a residence when the job costs more than $10,000 needs a Home Builders Licensure Board license, and work that affects the home's structural integrity can't be done under a limited license. Most foundation repairs affect the structure. Ask which license the contractor holds and check it with the board before you sign.
